项目区位 Project Location
龙华商业中心位于龙华区现代商贸片区的核心位置,北连龙华老城腹地,南连深圳北商务中心,与壹城中心隔路相对。目的是为承接深圳北站溢流商业,作为纽带链接周边大项目,共同融合发展,实现产城人共生生态,共同创建深圳北新的大型城市商业服务核心。该项目拆除用地范围面积约34.3万平方米,规划计容建筑面积总计161万平方米。项目是龙华区重大项目之一。
Longhua Commercial Center is located at the core of the modern commercial and trade area of Longhua District. It is connected to the hinterland of Longhua Old Town in the north and Shenzhen North Business Center in the south. It is across the road from the One City Center. The purpose is to undertake the overflow business of Shenzhen North Station, as a link to link the surrounding large projects, to integrate and develop together, to realize the symbiotic ecology of industry, city and people, and to jointly create a large-scale urban commercial service core of Shenzhen Beixin. The demolition area of the project is about 343,000 square meters, and the planned building area is 1.61 million square meters. The project is one of the major projects in Longhua District.
Place Making Architects (PMA)设计事务所协助深圳市城市规划设计研究院城市更新规划研究中心,为项目提供了本次项目的城市设计和概念建筑设计,使项目顺利申报城市更新单元规划,并经深圳市城市规划委员会建筑与环境艺术委员会2020年第16次会议审议并获通过。
Place Making Architects (PMA) assisted the Urban Renewal Planning Research Center of Shenzhen Urban Planning and Design Research Institute to provide the project with the urban design and conceptual architectural design of this project, so that the project can successfully apply for the urban renewal unit planning, and approved by Shenzhen It was reviewed and approved at the 16th meeting of the Municipal Urban Planning Committee Architecture and Environmental Art Committee in 2020.

规划沿人民路打造核心商业发展轴,通过中央城市公共活力轴连接区域生活区域和TOD综合商业区。规划地铁25号线和有轨电车T3线经过本项目,在本项目内设一个站点,以轨道站点为核心整合多元功能及链接周边城区,形成站点综合服务中心和文化绿心,双心连接,辐射周边片区,融入商业、休闲、社区服务功能及空间平台,形成片区站城一体的城市服务核。
It is planned to build a core commercial development axis along Renmin Road, and connect the regional living area and the TOD comprehensive commercial area through the central urban public vitality axis. 城市T台是一个巨大的城市活力链接纽带,旨在结合现有城市环境,重塑产业、商业、人文空间,打造一个互联共生的多维社交容器,以此成为城市旧城更新的聚焦新标杆。城市T台交汇点的城市核与规划地铁25号线出口、5A级超甲级写字楼、超五星酒店、跨界商业、高端住宅、文娱公园形成新一代TOD枢纽综合体。沿人民路和中央城市公共轴形成丰富的商业界面,迎合区域发展和人口需求,打造以大数据产业为技术驱动、以新零售产业为场景支撑的新一代立体商业空间。以打造数字化新兴产业高地为目的,在城市T台界面,引入数字商贸、新兴独角兽孵化及新兴产业培育等产业,形成与壹成中心交相辉映的区域活力现代城市界面。
Urban Runway is a huge link of urban vitality. It aims to combine the existing urban environment, reshape industrial, commercial, and cultural spaces, and create an interconnected and symbiotic multi-dimensional social container, so as to become a new benchmark for the renewal of the old city. The urban core and planned subway line 25 exit at the intersection of the city's runway, 5A-level super-A office buildings, super five-star hotels, cross-border businesses, high-end residences, and cultural and entertainment parks form a new generation of TOD hub complexes. Rich commercial interfaces are formed along Renmin Road and the public axis of the central city to meet the needs of regional development and population, and create a new generation of three-dimensional commercial space driven by the big data industry and supported by the new retail industry. With the purpose of creating a digital emerging industry highland, digital commerce, incubation of emerging unicorns and cultivation of emerging industries will be introduced on the urban runway interface to form a regional dynamic modern urban interface that complements Yicheng Center.

【多元立体复合】 Vertical Integration
以城市T台为核心规划空间框架,提供多元共享公共空间。力图在此核心区域探索“空中连廊+地面购物+地下行车”复合空间形态模式,打造世界级未来消费体验中心。以空中连廊构建24小时空中慢行体系,连接城市多个活力空间,并打破开放空间不足的局限性,通过地下、地面、地上多维度绿化设施,将片区打造成为绿色覆盖的立体生态绿城。 Taking the urban runway as the core planning space framework, it provides multiple shared public spaces. In this core area, we try to explore the composite space form mode of "air corridor + ground shopping + underground driving" to create a world-class future consumer experience center. Build a 24-hour aerial slow-moving system with aerial corridors, connect multiple dynamic spaces in the city, and break the limitations of insufficient open space. Through underground, ground and above-ground multi-dimensional greening facilities, the area will be built into a three-dimensional ecological green city with green coverage.

【未来社区 活力串联】 Future Community, Vibrant Connection
立足人口需求,“大开放+小私密”迎合未来社区空间需求。结合社区文化、教育、公共配套等资源,以独立占地公共空间为主要空间载体,形成内部的社区公共活力环。每300-400米步行距离,沿主要生活路径设置口袋公园,打造集中活动和交流空间。通过将社区公共活力环、邻里中心、慢行路径、T台生态空间相结合,打造5分钟可达的社区公共服务体系。
Based on population needs, "big openness + small privacy" caters to future community space needs. Combined with community culture, education, public facilities and other resources, the independent public space is used as the main space carrier to form an internal community public vitality ring. Every 300-400 meters of walking distance, a pocket park is set up along the main living path to create a concentrated activity and communication space. By combining the community public vitality ring, the neighborhood center, the slow path, and the T-stage ecological space, a community public service system that can be reached in 5 minutes is created.
